CMHC premium is added to your mortgage and amortized over your mortgage term. Provincial sales tax (PST) on the premium must be paid upfront at closing — Alberta has no PST on CMHC premiums.

Alberta advantage: Alberta has no provincial sales tax, so you don't pay PST on your CMHC premium at closing — unlike buyers in Ontario or BC who pay 8–9% PST on top of the premium upfront.

CMHC insurance is required for all purchases with less than 20% down where the purchase price is under $1.5M. The premium is added to your mortgage — you don't pay it upfront.
