Buying pre-construction in Calgary can be a smart move — but the process is fundamentally different from buying resale. Builder contracts favour the builder, timelines shift, and upgrade costs can spiral. This guide tells you exactly what to expect.

How pre-construction works, step by step.

Step 01
Choose your builder and community

Research the builder's track record — completed projects, construction quality, and reputation for timeline accuracy. Not all Calgary builders are equal. Shanna's builder background means she knows which builders consistently deliver and which to approach carefully.

Step 02
Select your lot and floor plan

Premium lots (corner, larger, backing green space) come at a premium price. Compare floor plan layouts carefully — builder renderings are designed to look spacious. Shanna can help you evaluate whether the floor plan actually works for your lifestyle.

Step 03
Review the contract carefully

Builder contracts are long and heavily favour the builder. Key things to watch: deposit structure, possession date clauses, what counts as a "permitted delay," and upgrade upgrade caps. Have a real estate lawyer review before signing.

Step 04
Selections and upgrades

The design centre visit is where builders make significant margin. Standard finishes are deliberately basic — upgrades can easily add $50K–$150K to the price. Know your budget limit before you walk in. Shanna can advise on which upgrades add resale value and which don't.

Step 05
Construction and progress

Calgary new builds typically take 8–18 months to complete. Progress updates vary by builder. Don't plan your move-out date around the estimated possession — plan for a delay of 30–90 days as a buffer.

Step 06
Pre-possession walkthrough

You'll be invited to a walkthrough before possession to identify deficiencies. Bring someone with a trained eye — ideally Shanna, who has walked hundreds of new construction homes and knows exactly what to look for. Document everything in writing.

Step 07
Possession and warranty

On possession day you'll do a final walkthrough and receive keys. Alberta New Home Warranty covers: 1 year on materials and labour, 2 years on mechanical systems, 5 years on building envelope, 10 years on structural components. Document any issues within the warranty period.

Don't forget
GST — the hidden cost

New homes are subject to 5% GST on the purchase price. This is often not emphasized in builder marketing. On a $700,000 home, that's $35,000 — a significant cost that resale buyers don't face. Budget for it.

What to watch out for

The things builders won't tell you.

Possession delays
Builder contracts almost always include broad "force majeure" clauses that allow significant delays without penalty. Do not give notice to vacate your current home based on the original possession date. Plan for at minimum a 60-day buffer.
Upgrade costs spiral
The design centre experience is designed to be exciting and aspirational. It's easy to add $80,000 in upgrades in an afternoon. Set a hard budget before you go in and stick to it. Focus upgrades on items that are difficult or expensive to change later (flooring, counters, electrical).
The community isn't finished
Schools, parks, shopping, and roads shown in community marketing may be years away from completion. Verify what's actually built vs. planned before committing to a community.
Mortgage rate holds expire
Rate holds from lenders are typically 90–120 days. If your possession is 12–18 months away, you cannot lock in your rate today. Budget for the possibility that rates may be higher at possession than they are when you sign.
Price adjustments
Some builder contracts allow price adjustments for materials cost increases. Read the escalation clause carefully. A fixed-price contract is better — confirm whether yours is truly fixed.
You need your own representation
The builder's sales representative works for the builder. Having your own agent (like Shanna) at no cost to you means someone is reviewing that contract and those upgrade choices with your interests — not the builder's — in mind.
