Early Summer
June – July
Calgary's highest sales volume months. Most buyers are actively house-hunting before summer travel — a strong window if your home is ready to list.
Late Summer / Fall
August – October
Inventory typically peaks while demand softens slightly — the most buyer-favourable stretch of the year. Pricing strategy matters more here than any other season.
Winter
November – February
Lower overall volume, but the sales-to-listings ratio often improves as new listings slow more than buyer demand. Serious buyers remain active, especially in December.
