Land transfer tax rates are current as of 2025. Toronto buyers pay an additional Toronto Municipal Land Transfer Tax on top of Ontario's provincial tax. First-time buyer rebates may apply in some provinces — amounts shown are before any rebates.
Alberta is one of only three provinces in Canada with no provincial land transfer tax (along with Saskatchewan and rural Nova Scotia). For a $750,000 home, that's a saving of $13,000+ compared to BC and $11,000+ compared to Ontario.
Alberta does charge a small Land Title Transfer Fee — but it's a fraction of the cost compared to other provinces. On a $750,000 home, this fee is approximately $400–$600.
